Generally, of our 22 units, our turnover is one unit every year or two. The last house sold in spring 2023 for $550k.
Buying a home at Cobb Hill starts with getting to know the community and what community life is like. Please thoroughly read through our website, generate your burning questions, perhaps talk with us over Zoom if you are far away, and come for a tour. Our monthly workdays are great times to visit. This starts our “exploration process” whereby we all explore whether we’d all thrive here together!
How does one become a member of Cobb Hill?
Joining our community means a lot more than just buying a house. It’s a process of mutual discovery we call the “exploration process.”
As of January 2025, we are transitioning to a waitlist model for membership. This new process allows you to begin your journey with us long before a house becomes available—giving you plenty of time to explore and experience everything Cobb Hill has to offer.
We call the process of becoming a member the “Exploration Process." It begins with an initial connection - a phone call or a visit, where we’ll take time to learn about each other. From there, you’ll be invited to spend time in our community, get to know our values, and reflect on how Cobb Hill could be the perfect place for you. This process is all about mutual discovery; we’ll explore whether our community aligns with your needs and values, and we’ll support you as you imagine your future here.
The benefits of this approach are clear. By taking our time and building genuine connections, we make the experience of buying a home at Cobb Hill simpler and more meaningful for everyone. Rather than rushing through the process when a house comes on the market, we focus on creating a deeper, lasting connection between you and the community.
While being on the waitlist doesn’t guarantee a home right away, it gives you deeper access to our vibrant community life. As a member of the waitlist, you’ll be invited to join potlucks, social events, and many other opportunities to engage with our residents. Purchasing a Home at Cobb Hill
Buying a home involves joining Cobb Hill Co-Housing and being active in community life. Members own their homes plus a share in the commonly owned land, forest, barns, Hunt House, wood shop, wood heating system, EV charging stations, photovoltaics, and the common house. The common house includes a large kitchen, dining room, den with stone fireplace, playroom, root cellar, library, large meeting room, guest rooms, laundry, and a cheese aging room. The Hunt House is the original farmhouse that has been converted into office spaces. Currently those spaces are rented to the Sustainable Food Lab. We care for the shared land and buildings together, in addition to our own homes. Neighbors participate in committees, community meetings, shared work, and a range of social gatherings. This all adds up to a lot of work and time, so we’re careful to say that folks need to have space in their lives for this community piece. If your life is already very full with your household needs, family, work, hobbies, etc., this might not be a good fit.
Features common to all homes include solar hot water, south-facing passive-solar orientation, composting toilets, efficient insulation, green-building design, a central-heating system, and high-speed gigabit fiber internet.
Home prices are set via a home appraisal for the first 90 days. The prices are not negotiable (higher or lower) during this time. The intent is to find the right fit rather than the highest bidder. All sales and rentals include a community “exploration process” and a transaction with the current owner. We are not growing and building new homes.

Cobb Hill is a Co-Housing community in Hartland. Twenty-three households (around 40 adults and 15 kids) live in standalone homes, duplexes, and the Common House apartments. Cobb Hill is home to Cedar Mountain Farm and CSA, Cobb Hill Cheese, a shiitake mushroom CSA, a maple syrup enterprise, a group of beekeepers, an active 4H club, and more. The three pillars of Cobb Hill are community, sustainability, and land/farm. Homes are sustainably built with solar hot water, south facing orientation, triple pane windows, composting toilets, electric car charging stations, and a super efficient central wood heating system.
